Should I stay during inspection? No. You shouldn’t.
The whole idea of an inspection or an open home is to get the prospective buyer through and have them imagine themselves living in the home. They can’t do that if you are there standing over their shoulder.
They won’t be comfortable and they may be rushed. They won’t open things. They just generally wont have a good look around.
That includes if you go and wait down in the driveway or something like that. They are still conscious that you are there.
So the best thing you can do: Go for a drive. Go down to the park. Go to the water. Go have a coffee. Leave the house in the hands of the agent and let them do their job.
The big thing is: If you are not there as an owner the buyer will ask more questions of the agent. A good agent will be able to use these questions to ascertain how far along the buyer is in their process what they are actually looking for how serious they are. Generally speaking, the more questions the better. And the way that we get the buyer to ask more questions is to make them comfortable in the home.
